Mixed-use development in Petrozavodsk

Former industrial territory (tractor plant) located in the very center of the city is under redevelopment. A modern multifunctional district is projected. This , is the only project in Petrozavodsk of large territory  (about 21 ha) development in the framework of mixed-use development concept.

Multiple functions to be developed are as follows:

  • Shopping and entertainment mall
  • Business centers
  • Low-rise residential complexes
  • Social and sports objects

Masterplan for the territory development performed by German design bureau Eller&Eller Architects joint with local architects Mr. E.Taev and Mrs. I.Lyalko won the competition arranged by Okhta Group in 2010.

The central city square is planned within the territory. It will be integrated into urban formation and associated with existing road system by broad pedestrian boulevard.  Older industrial buildings of 19 centures are to be saved and integrated into modern development.

Pedestrian zone and several bridges planned as a part of embankment of Lososinka river improvement.

Historical museum of the Tractor Plant will be saved and cultivated.
